If you’re thinking about building your dream home but are unsure if now is a good time to build, you’re not alone. Headlines about rising costs and builder woes can make anyone hesitant. But the truth is, there are still plenty of reasons to be optimistic, especially if you choose your builder wisely.

Here's the reasons why now could be a good time to build:

  1. The WA Housing Market is Still Growing: This is fuelled by varying factors, such as expert predictions of continued economic growth, streamlining of State Government planning and approval processes, and increased adoption of construction technologies for improved efficiency and productivity, such as prefabrication and modular construction. Combined with a healthy demand for new homes, this lays a strong foundation for a stable building environment.
  2. Regional WA Demand for Housing Remains Strong: Property values have surged 11.2% over the past year according to a May Core Logic report. While home building approvals have halved since their peak in February 2021 (ABS), leading to a shortage of quality homes available.

Meanwhile, the booming WA economy is attracting thousands of interstate and overseas migrants needing homes. Additionally, interstate investment and the rental squeeze are pushing Perth property prices higher, driving home buyers further out of the city and into regional areas for a more affordable and better lifestyle.

  3. Building Times are Improving: Remember the crazy wait times during the pandemic? We’re happy to report that things are getting back to normal. The supply chain is improving, and skilled labour is becoming more readily available. Here at TR Homes, we’ve worked through our backlog and have space in our Maddington construction yard for new homes to start construction.
  4. Faster Construction Times for Modular Homes: Modular homes offer a relatively faster alternative to traditional “brick-and-tile” builds. They’re constructed in our controlled factory environment, where a construction manager supervises each build, ensuring top-notch quality standards are met. For this reason, they’re also less likely to face weather-related delays. Plus, site preparation can begin while your modular home is being built, saving you even more time.

Choosing a reliable builder (why newspaper headlines shouldn’t discourage you)

Let’s face it: With builder collapses plaguing the industry nationwide, it’s no wonder home buyers may be hesitant to build. But the good news is, the building industry has a long history of weathering economic ups and downs. Long-established builders like TR Homes have the experience and resources to navigate challenges and ensure a smooth building process for you. Plus our customer base is often not first-home buyers.
